All building plans for LeaBrooke must be approved by the Architectural Review Committee (ARC) and are subject to meeting the criteria as approved by the City of Leawood.

Building Materials (Highland & Preserve)

 

Front elevations:
Front elevations need to have some brick, stone, manufactured stone on front. All stucco fronts will be considered only if there are enough additional architectural elements to meet criteria. Lap siding and shingles will be considered as an Architectural element in conjunction with other materials. Woodsman siding is allowed on three sides. Requires 2 coats of Paint.

Roofs:             Laminated Asphalt shingles on The City of Leawood approved List.  Other roofs approved by the City of Leawood will be considered on an ARC review basis.

Garages:         Three (3) Car Garage on all lots---Side Entry required on designated lots. (22%)  Two (2) Car garages in The Preserve as necessary and on any Lot on a review basis. Garage doors to be decorative and in the style of the home and with appropriative hardware

Landscape:     Lots to be fully sodded. (No Zoysia). Minimum of three (3) trees required two in front yard one in rear yard..

 

Underground sprinkler system is required. Plantings in The Preserve shall be only in areas designated as planting areas. Minimum $2,000 landscape allowance, not including sprinkler system.
Street Trees in locations as designated by The City of Leawood are too installed at builder expense and maintained by Homeowner.

Building Materials (Forest & Park Estates)

In addition to the above requirements, all Estate Lots have the following requirements:

Stucco all elevations, roofs must be tile, slate, stone coated steel shingles or premium composition materials resembling slate or synthetic slate in the blend and patterns as approved by the ARC (currently Grand Manor), and in compliance with any additional applicable requirements of the City of Leawood.

As outlined above there are a wide variety of housing opportunities in LeaBrooke. All homes will be built to the highest current standards. Some neighborhoods may have specific requirements that add to the cost and value of homes in these areas. LeaBrooke wants you to be fully informed, please review all your options and the deed restrictions before purchase.
